Registration
This is a section under the Lands Department. It deals with registration of lands and transactions thereon, registration of documents that are not related to lands but are registered at the option of the applicant and registration of chattel mortgages. The section is headed by the Registrar of Titles assisted by Assistant Registrars who are located at six zonal registries. These zonal registries include Dar-es-Salaam, Moshi, Mwanza, Mbeya, Dodoma and Mtwara.
Is an official record of right in defined area of land or an authoritative record of information concerning land for legal purposes or recording of dealing, establishment or extinguishment of rights in land.

These Laws provide for procedures for Land registration and administration of the Registry for example.
Section 4 of the Land Registration Ordinance provides that:
“The Minister shall appoint the Registrar of Titles to perform the duties and exercise the powers imposed and conferred by this ordinance, and may appoint a Deputy Registrar and any number of Assistant Registrar's who shall be subject to the direction of the Registrar of Titles.”

This Law deals with registration of all documents not necessarily land related documents. Documents may be registered in Compulsory register or optional register depending on the nature of document. Example of documents registered under registry of documents are as follows;-

This law deals with registration of chattels mortgage i.e registration of mortgage and transfer of immovable properties examples are-:

The country is divided into six zones for purpose of registration headed by Assistant Registrars of Titles.These zones are;

The functions of these registries are as follows:
- Registration of all Titles under the Land Registration Act Cap.334 and all transactions thereto.
- Registration of Documents and Chattels under the Registration of Document Act and Chattels Transfer Act.
- Provide information to the Public and Private Companies (Official Search).
- Keeping records of all transactions and custodian of all registered Titles and documents.
- Creation of Land Information System to ensure that date is timely accessible.
For proper functioning of duties the Land Registry is therefore divided into four units, these are:
- Certificate of occupancy unit
- Draughting unit
- Transactions and Chattels unit
- Registration of Documents unit
There is also a counter/reception desk the personnel at the counter are responsible for receiving of all Documents submitted for Registration by customers and are also responsible to handing over registered documents to customers. They also provide search reports to customers.
